Do I Need Planning Permission?

The question everyone asks first. Here's the straightforward answer.

Under permitted development rights, you can build a garden room without applying for planning permission as long as it meets these conditions:

✓ Single storey with a maximum eaves height of 2.5 metres
✓ Maximum height of 4 metres (dual pitch) or 3 metres (flat roof / within 2m of boundary)
✓ Not in front of the principal elevation (i.e. behind the building line)
✓ Covers no more than 50% of the garden area (including sheds, extensions, etc.)
✓ Not used as self-contained accommodation (no bedroom, bathroom and kitchen together)

! Your property is a listed building or in a conservation area
! The building exceeds the height or coverage limits above
! You plan to use it as a separate dwelling (e.g. Airbnb, annexe with plumbing)
! Your permitted development rights have been removed (check your deeds)
